Cedar Court was a multi‑site, regional, independently owned hotel group facing rising costs, inconsistent performance, and limited visibility into true margin. Assured Hotels was engaged to stabilise operations, improve reporting and prepare the business for future refinance or exit options.

What we found

- Operational standards and controls varied between sites.
- Limited visibility over departmental profitability and cost leakage.
- Capex requirements that were difficult to prioritise without clearer reporting.
The group had scale and market presence — but lacked the operational clarity needed for confident decision‑making.
What we did
Assured Hotels delivered a group‑wide operational review and stabilisation plan:
- Introduced consistent weekly trading and cash flow reporting across all sites.
- Identified margin leakage in payroll, procurement and stock, with site‑specific actions.
- Prioritised essential capex based on operational impact and funding feasibility.
- Built a lender‑aligned performance pack to support refinance or exit discussions.
This created a unified operational picture and a clear understanding of what each site could deliver.
Outcome — Completed Sale and Full Bank Repayment
Cedar Court Hotels Turnaround
After Assured Hotels’ three-year operational management appointment, the hotel group’s owners exited in 2018 through an asset-purchase sale to a new private investor for just over £30m. The transaction repaid the bank’s full exposure of more than £20m at exit.
At appointment, the published asset valuation was £18.4m, against bank exposure of more than £24m. The assignment combined operational delivery, financial reporting, procurement improvement, and management of an agreed capital expenditure programme before Christie & Co. marketed the hotels for sale.
